What we cover
An Electrical Installation Condition Report (previously known as a Periodic Inspection Report) is a formal document that is produced following an assessment of the electrical installation within a property and is conducted to verify the safety of the electrical installation and it’s suitability for continued use.
An EICR will provide a full summary of the condition of the electrical installation and determine whether it complies with the current British Standard for electrical safety (BS 7671).
It will record a number of observations in line with BS 7671 and make various recommendations where improvement may be necessary or beneficial to improving safety of the installation.
Once the EICR is completed, a certificate outlining the overall condition of the electrical installation shall be issued along with the date for the next inspection. The period between re-tests dates shall depend on the condition of the installation and the purpose of its use.
If the overall result of the report is deemed to be ‘Unsatisfactory,’ a list of remedial works shall be noted on the report. These remedial works shall require to be carried out before the installation can be passed.
Homeowners often obtain a condition report as part of a house sale. Similarly, landlords with an increasing awareness of their electrical safety obligations undertake regular periodic inspections in relation to their rental properties.
As per the new Renting Home (Fitness for Human Habitation) (Wales) Regulations 2022, all landlords must ensure that there is a valid electrical condition report in respect of the dwelling during each period of occupation.
